Smart Solutions Transaction Management Team uses an Internet-based transaction management
 
platform (TMP) that acts as a virtual 'meeting place' for you, your Smart Solutions Transaction

Coordinator, Assistants, Broker, Title and Escrow Providers, Lenders, Vendors, Sellers, and

Buyers.


 

Our TMP offers you a private, secure, password-protected platform for communications,

documents, task lists, orders, messages and much more ...

 

All relevant parties to your transaction communicate and collaborate via your platform. Your
 
system   provide you and your Smart Solutions TC the ability to order services online, receive
 
status updates on the service and receive documents electronically that are associated with your
 
transaction.


 

In an average real estate transaction, there are typically up to 10 different parties and 20-50
 
different steps that must take place before a transaction can be finalized. There are also more
 
than 50 forms to be faxed or reviewed, and often more than 150 phone calls.

Your Smart Solutions transaction management team (your tc) will send your documents via fax,
 
scan or email to your transaction management platform, posts messages, document all

communications and posts the transaction action plan and public tasks where you can be kept

informed of all activities.


 

Everyone can "click in" to see them if elected by you.  Your transaction management platform

means that your customers have a 24x7 place to communicate with you and to do business with
 
you.

As you, your clients and vendors use our TC service, you are building an electronic record of your

transaction. This electronic record contains every message, all communications, all contact
 
information, every document, every task completion date, and every event that was posted on your
 
website.

Upon receipt of fully signed purchase contract we will
:

 

1. Open Escrow


2. Gather names, addresses and phone numbers of all parties to transaction

3. Input all information of transaction into your online transaction platform


4. Escrow, Termite Company, Lender, Home Warranty, NHD Company and Agents

5. Prepare all disclosures pertaining to transaction and collection of signatures form applicable
 
    parties involved (i.e.seller,/buyer/agents)

6. Distribute, upload and filing of all documents,

7. Set all appointments including but not limited to home inspections and termite inspections and

    coordinating appointment time with home owners

8. Ongoing communication with lenders and escrow

9. Track contingency due dates and give agent reminders

10. Prepare contingency removal if necessary

11. Keep calendar of important dates of your transaction

12. Follow transaction process from loan application to closing

13. Coordinate closings

14. Assemble and audit all documents prior to closing

15. Any other tasks required to complete transaction coordination
